Final: Giant Eagle Rezoning Approved Citywide and in Ward 2

Voters clear way for Market District on Pearl Road

 

Voters citywide and in Ward 2 supported a rezoning at the polls Tuesday that clears the way for Giant Eagle to build an upscale Market District supermarket on Pearl Road.

Issue 4, which rezones a portion of the Strongsville Golf property from residential to business, was approved 7,840 to 5,221 citywide, according to unofficial results from the Cuyahoga County Board of Elections. 

It was also approved 2,135 to 1,626 in Ward 2, precinct breakdowns show. The issue failed in only two of the nine precincts in Ward 2 -- 2B (190 yes, 199 no) and 2E (101 yes and 177 no). It also lost by one vote in precinct 1G.

Residents in Hunting Meadows, which abuts the Strongsville Golf site, have opposed the project, saying it will lower their home values and create noise and traffic.

Ward 2 Councilman Matt Schonhut, who supported the project, said he believes it will be "a great addition for the city."

"But for the people who have concerns, I just want to make sure we take care of those concerns when the project goes ahead," he said.

Giant Eagle representatives have said they want to close the existing store at Westfield SouthPark and build a 110,000-square-foot Market District on Pearl Road. 

• Issue 5, Strongsville United Church of Christ rezoning -- With all 36 precincts counted, the rezoning has been approved 8,766 to 4,224.

The church, 19130 Royalton Rd., wants to rezone part of its property at the corner of Pearl Road and Route 82 from single-family residential to public facilities.

Church officials say there is no plan for the property right now, but the rezoning will be needed to utilize it in the future for an expansion. 

The issue also was approved by voters in Ward 3.

I'm surprised by this. I don't live in Ward 2, but I voted against the issue. The last thing anyone needs in the current real estate market is an extra hit to their residential property values, and most likely, this will be the outcome for this property's neighbors. Moreover, the increased traffic on Pearl will do no one any favors. That said, it will be interesting to see if our community and schools really see the results of the promised GE tax revenue.

Lets talk only FACTS!
People talk about how this will cause the property values to fall for the homes on Raccoon, near this new store. Look at the facts. Within a short distance of this location, recent sales in the last year have averaged $25,000 more for home sales located away from here. The location is already valued less - you need to drive there to see it, the current view, and the possible gamble of future development, which some hoped would never come, has already been factored in if considering purchasing one of the homes - even before it was known that the driving range was being sold.
And, regarding your second point, you have no proof that traffic will be an issue. First, there is currently NO traffic issue now that it has been widened, and second, how is it that no one remembers that we managed with Fazio's/Rini's just what, .25 miles? down the road from there and the road wasn't even widened then. And, we had Pick-N-Pay/Finast further down. Facts here - look at history for the area.
People, please present factual evidence, not just opinions.
The only fact is, no one wants a store built in their back yard - understandable. However, possibility of development has been factored in to the property values already and it was a gamble to buy there. But close proximity can be a plus to some. Obviously, as there were yes votes in this precinct.

Also, before someone mentions why 24/7? Doesn't anyone remember that for years the current GE was just that? The main reason the store will be open 24/7 is because you have workers there anyhow, so why not have just 1 or 2 cashiers working and be open for any customers who may want to shop? Fact-the store is not empty when the store closes at 1:00, or whenever. They are stocking,... So, why not be open? Do you really think that many people will be shopping then? But from the stores point of view, workers are there, so why not be open.
Hasn't anyone considered how great it will be for the city to have this upscale Store? Fact - look how many people here know about how great the store is in Columbus 100 miles away, and talk about it. Why wouldn't we want to have something that people think is spectacular?

Ok... not happy about this, but it's a democracy and the people have spoken. Now I just hope that my councilman, Mr. Schonhut, who lives in Hunting Meadows will do what he can to ensure that the cut through streets (Park Lane/Quail Hollow to Lanier to Hunting Meadows to Shurmer to Pearl) are safe for the Hunting Meadows residents- especially the children.
