Giant Eagle Gets Green Light; Announces Timetable

Planning Commission approves Market District on Pearl Road

 

Plans for Giant Eagle to build a 110,000-square-foot Market District store on Pearl Road got a green light from the city's Planning Commission Thursday night, clearing the way for construction to start.

Phil Bishop of Echo Realty said the company hopes to break ground in September or October.

The new store will open next June, July or August, depending on how construction proceeds during the winter, he said.

"The main focus is to get started this fall and be open next summer," Bishop said.

Market District stores are upscale supermarkets that feature a pharmacy, restaurant, a wide array of prepared foods and specialty departments including cheese, bakery and meats.

Voters agreed in March to rezone a portion of the Strongsville Golf property for the store. 

The Planning Commission 6-0 in favor of site plans for the new grocery store.

The company went before the city's Architectural Review Board four times before getting design approval on Tuesday

City officials sought a number of revisions on the plans, including building higher walls around the loading dock and rooftop HVAC units to help screen the view -- and noise -- from neighboring homes.

"They have made some significant changes from when they first came to us," Building Commissiner Tony Biondillo said.

Many of the changes involved protecting residents from seeing the back of the store and hearing machinery. The city required Giant Eagle to perform a noise study at one of its other Market District stores; the study showed sounds are well within acceptable levels under the city's noise ordinance.

Because of that, the city will not limit the hours when trucks can make deliveries, which Mayor Tom Perciak said could have been a sticking point.

"It's almost impossible for a store that large to control when all deliveries are made," he said.

Giant Eagle will put up -- and pay for -- a traffic signal at its south driveway, which will be opposite Knowlton Parkway.

There is no mention of the Get-Go gas station in the article. Is that still in the plans?

Dick, last we heard, Giant Eagle still plans to build a Get Go. They haven't decided yet whether it will be off-site, or if it will take one of the two out-parcels on the Market District property.

I heard the Get Go is going at the corner of Drake and Pearl; the older, closed up station. That way they can use the other two outlet lots/buildings for additional tenants.

I hope a Get-Go is put there soon. We are sick of looking at that ugly, neglected corner. It looks like the new owner is the city, according to county records. Wish I knew if they ARE the owners. Someone should be doing something to make that corner look better in the meantime. How can this "important" corner on Pearl that they say is such a vital area be allowed to look this way?

Lyn, I checked and the city does NOT own the property there. Apparently, when Strongsville acquired right-of-way for the widening project, the county mistakenly put the city down as owner of several properties along Pearl Road on its online maps. I think the Drake-Pearl parcel is still owned by the same person who had the previous gas station there.

The records never showed a transfer but in doing the GIS property search, it shows the city owns it.

Wow - I am so relieved. It was a little touch and go there, with those pesky people complaining about traffic and quality of life, etc. Now we can look forward to hundreds of new jobs and our schools being rescued with all the promised funds pouring in! Way to go city politicians and planners. Can't wait for future development on South Pearl - be afraid North Olmsted, we're gaining on you!
