South Pearl Road Ready to 'Blossom' with New Business

Two years from now, corridor will likely look much different than it does today

 

Drive down the southern stretch of Pearl Road today and you'll see lots of vacancies in the shopping plazas and chunks of undeveloped land.

Two or three years from now, you might not recognize the place.

Pearl Road South is on the verge of blooming into a bustling commercial corridor, with some projects already under way and others expected to follow.

"There's a lot of potential on Pearl Road South," Economic Development Director Brent Painter said. "I think the area is ready to blossom."

A few factors will drive the growth, officials say:

Giant Eagle's new Market District store will draw traffic -- and new development -- to the area.

• Pearl Road will be widened to four and five lanes, which will make access easier.

• The area still has available land for development, as well as existing shopping plazas with vacancies.

"There's a ton of available land there," Painter said.

Owners of the property at Pearl Road and Knowlton Parkway -- a spot directly across from the new Market District -- have already asked the Planning Commission for a lot split in order to develop several commercial parcels.

Leasing is underway at Royal Center, located next to Taste of Excellence. Plaza owner Tony Sheiban, who owns Sheiban Jewelers, said earlier this year that the first phase of the Pearl Road widening prevented him from bringing in tenants last year.

So far, Sola Salons has opened in a 5,000-square-foot space there.

Sheiban told Strongsville Patch he supports Giant Eagle's plan to open a Market District store on Pearl Road, saying it will help that part of town reclaim its rightful title as the city's business center.

"People don't want to fight all the traffic on Royalton Road," Sheiban said. "The heart of Strongsville is this area."

While other cities have already been built out and are now focus exclusively on redeveloping commercial areas, Strongsville still has several corridors awaiting new construction.

Painter predicted a building boom of sorts, although south Pearl won't look the same as the northern corridor.

"I don't think you'll see a lot of multi-tenant strip centers," Painter said. "We feel it's much more attractive to higher-end tenants."

Construction on the second phase of the Pearl Road widening project is expected to start next year. Painter said the widening will create better ingress and egress to industrial areas on Foltz Parkway and will also better serve businesses and residents in the area as South Pearl Road develops.

And while the first phase of the project tied up traffic, Painter said he believes this section -- from Ellsworth to the city limits at Boston Road -- won't have the same impact.

This time, motorists from Medina County will feel the pinch as they enter and exit Strongsville.

"The Strongsville traffic shouldn't be affected as much this time," Painter said.

I really wish the city would quit saying "the widening will create better ingress and egress to industrial areas on Foltz Parkway". That was just a way to get funding, but we all who live here know that widening Pearl will have no impact on traffic going to or from Foltz, even when its expanded.
And the main reason this new project "won't have the same impact" on traffic tie-ups, is that traffic is not a problem in this area to begin with. It will just be a big, wide road to speed down to get to the top of the hill to 2 lanes in Brunswick.

Does anyone know the actual cost to Strongsville for the completed Phase 1 and the proposed Phase 2?

"So we'll just move it to South Pearl instead!" he added.

They could make that strip of Pearl 16 lanes wide and it still won't change the fact that you'll have to stop at approximately 50 red lights south of Royalton Road. Apparently every store needs to have its own light. I dread every time I have to go pick up a package at the post office. The new Giant Eagle will only make it worse, and I'll be shopping at Southland instead because it'll actually be faster to get to from where I live.

From what I see in the county records, Catan's own most of the now empty property over there on Pearl. Over the last many years, they bought up homes and property mainly in 1 large area on Pearl and behind "The Woods" (8 parcels), and then at the corner of Boston and Pearl (2 parcels). But there were homes on some of that land and from what I see in the county records, it looks like 50 acres is zoned residential of the entire 62.5 acres that they own. Maybe I'm wrong on all this, but this info is what the average person would find in a search. If I am right, there will be no commercial development unless it is rezoned. Which means we vote on this. And, what if it doesn't pass? All this was widened for nothing. I guess they could build homes there, but that wasn't the reason for widening Pearl.

One more time: commercial truck traffic is presently prohibited on Drake both eastbound and westbound of Pearl. It's also prohibited on Prospect Rd. south of Royalton Rd./Route 82. So how will the widening of south Pearl help the industrial park, unless the above noted traffic restrictions are rescinded?
