Pulte Ready to Start 2 Housing Projects in Strongsville

Homebuilder will finish one subdivision, start another

Pulte Homes has won approval to finish one Strongsville subdivision and start a new one. 

• Fieldstone Preserve -- A 67-lot development of single-family homes will be built off the west side of Pearl Road, north of Boston Road, across from Petitti's. 

• Waterford Crossing Phase 16 -- Pulte has purchased the final phase of the development from Parkview Homes and will construct 31 new single-family houses off Kylemore and Walnut drives.

Strongsville Planning Secretary Carol Oprea said the first phase of Fieldstone will include eight homes, which will be built in conjunction with the final phase of Waterford.

The rest of Fieldstone Preserve will follow.

In a strange twist, the first eight homes in Fieldstone will be on the same street as the final homes in Waterford, but won't be part of that development.

Ward 4 Councilman Scott Maloney said the Waterford homeowners' association is not interested in accepting those houses, so one side of the new cul de sac street will be part of Waterford, while the opposite side will be in Fieldstone's association.

The city Planning Commission gave a nod to both subdivision plans.

The plans show several detention basins for stormwater. Mayor Tom Perciak said the city asked the developers to go beyond the requirements to make sure the new homes don't cause flooding.

"If there's a bum drainage system, we're the ones who deal with it," Perciak said.

Developer Stan Katanic said the planned widening of south Pearl Road inspired Pulte to move forward with Fieldstone.

"That gave us the confidence to invest in the area," he said.

Katanic said he hopes to open a model home by November.

The two projects are part of a mini-housing boom in Strongsville this summer. The third is Edgebrook Subdivision, a cluster development off Westwood Drive opposite Hollo Oval.

The first phase will include 39 units, with about 80 homes eventually constructed there.

Also, building has started in Cedar Creek, the luxury subdivision with a dozen 1-acre lots off Prospect Road
