News of the Week: New Business; Homes in Foreclosure; Sheetz Approved

Here's what went on in Strongsville in the last few days

  Here's a wrap-up of some of the headlines in Strongsville this week: Sheetz approved -- City Council rezones land at the corner of Whitney and Pearl roads for an O'Charley's restaurant and a Sheetz gas station. Homes in foreclosure -- There are 11 houses slated for sheriff's sale in January. New business opens -- Classic Barbershop and Shave opens on Pearl Road. Casinos pay off -- The Strongsville schools get their first share of tax revenue from Ohio's betting arenas. New middle school could open in 2015 -- The school district shares cost estimates and a timetable for building a middle school and renovating the high school.

Sheetz, O'Charley's Get Green Light

City Council agrees to rezone land at Whitney and Pearl for both businesses

  Plans for a Sheetz gas station and O'Charley's restaurant got a stamp of a approval from City Council Monday. Council voted unanimously to rezone land at the corner of Pearl and Whitney roads for the new restaurant, and 6-1 in favor of rezoning another parcel for Sheetz. "Despite a lot of fears, there will not be adverse impacts" on things like traffic, said Bruce Rinker, attorney for the developers. A number of residents have objected to Sheetz, saying the gas station and car wash will add to traffic problems on Pearl and Whitney. Others said a gas station is not consistent with the original plans -- and their hopes -- for that corner. At least one city official agrees. As someone who lives in this part of town I don't want a Sheetz. I think Circle K could expand to be like other stores and demolish the motel right next door to make it happen. Then this lot and sots where the motels are could be used for retail or restaurants since we don't many eateries in this part of town. Baskin Robbins and Dunkin Donuts could still be built. Handful Protest Sheetz Rezoning at Public Hearing

City Council takes no action yet on controversial project

  A handful of people formally opposed a plan to rezone a parcel at the corner of Whitney and Pearl roads for a Sheetz gas station during a public hearing Monday night. The small group told City Council that Strongsville doesn't need a gas station there, mostly because it would put more vehicles on the already crowded roads. "I don't think we want another traffic headache in this city," Glenn Moenich Jr. of Stamford Court said. Bruce Rinker, attorney for the developers, said a study has shown that the Sheetz would capture passing traffic, but not add to the amount in the Pearl-Whitney area.  No one spoke against a measure to rezone an adjacent parcel for an O'Charley's restaurant. Public Hearings are Monday on Sheetz, O'Charley's Rezonings

City Council will decide fate of proposed businesses at Pearl and Whitney

  City Council will have a public hearing Monday on the rezoning of two parcels at the corner of Whitney and Pearl roads for a Sheetz gas station and an O'Charley's restaurant. The rezonings would clear the way for both businesses to move forward with their plans. Some residents in the neighborhood aren't happy about the idea of a Sheetz moving in. "Soon the traffic to the medical facility by the exit of I-71 will be increasing the congestion by the exit ramp to Pearl Road. Adding more cars and semi tractor-trailers to the mix could spell disaster," one resident, who asked that his name not be used, wrote to Strongsville Patch. there is only 2 gas stations between I-71 and the boston road border and both of those stations are run down and filthy ........if the homeowners on the north end of town do not want that corner developed .......they should all pitch in and buy it ......and plant trees to hug   more ›

Quality Catering Property to be Sold

Two parcels are set for sheriff's sale in December

  The long-vacant Quality Catering property at Pearl and Whitney roads is in foreclosure and scheduled to be sold at sheriff's sale Dec. 24. The two parcels at 9192 Pearl Rd. are listed at $424,000. Minimum bid is $282,667. "I think we're finally going to have some activity there," Economic Development Director Brent Painter said. Developers have made two serious bids for the property in recent years, but neither plan got off the ground. Sheetz wanted to build a gas station on the site, but the project fizzled after objections from residents. The company has since unveiled plans to build across the street, along with an O'Charley's restaurant. Earlier this year, Discount Tire sought to build on the corner parcel, but city officials …

Sheetz, O'Charley's Plans Clear a Hurdle

Planning Commission recommends in favor of rezoning parcels at Whitney-Pearl

  A Sheetz gas station and O'Charley's restaurant got one step closer to taking shape at the corner of Whitney and Pearl roads Thursday night when the Planning Commission recommended in favor of rezoning two parcels. The commission voted 7-0 in favor of rezoning one parcel to Motor Services and the other to Restaurant-Restaurant Services. "It's a long time coming," Mayor Tom Perciak said.  Both projects were introduced in January by WXZ Development Inc., which is seeking to develop the vacant land in front of Lowe's. Now they still need to cleanup that eyesore at the SW corner. Maybe they could put a BP gas station with convenient store there, and give some competition to Sheetz - and give us an alternative. Sheetz, O'Charley's Plans Moving at Whitney-Pearl

Both seek rezonings to build in front of Lowe's

A development company is asking City Council to rezone two parcels at the northeast corner of Pearl and Whitney roads for an O'Charley's restaurant and a Sheetz gas station. Both were introduced in January by WXZ Development Inc., which is seeking to develop the vacant land in front of Lowe's. At the time, some local residents and one councilman opposed a Sheetz in that location. WXZ is seeking to rezone one parcel from General Business to Restaurant-Restaurant Services for O'Charley's and the other from General Businss to Motor Services for Sheetz. The projects have been on hold while legal issues about the foreclosed property went through the courts, but development is now able to move forward. The rezoning legislation will be on City …

Land at Whitney-Pearl Sold, Clearing Way for Development

Restaurant, gas station already eyeing vacant property

WXZ Development Inc., which has already proposed building an O'Charley's restaurant and a Sheetz gas station at the corner of Whitney and Pearl roads, is a step closer to breaking ground. The vacant 17 acres, which has been tied up in bankruptcy and foreclosure for years, was sold Tuesday at a sheriff's auction. Old National Bank of Evansville, IN was the sole bidder, paying the minimum price of $3,333,334 for the land. "Old National Bank will be the owner, but WXZ will be the preferred developer," Strongsville Economic Development Director Brent Painter said. "They've been in partnership." Whitney-Pearl Corner Going to Sheriff's Sale

May 29 auction means another month or two before there's any action at the site

Four parcels at the corner of Pearl and Whitney roads that have been tied up in legal action for years will be auctioned May 29, according to the Cuyahoga County Sheriff's Department. The sheriff's sale could clear the way for developers to start moving on retail development there. Minimum bid on the property, which is appraised at $5 million, is about $3.3 million. "Hopefully, after it's sold, we'll get a lot more information about the property," Strongsville Economic Development Director Brent Painter said. "Then I think we'll start to see activity there."
