Two parcels go for $445,000 at sheriff's sale
The long-vacant Quality Catering property at Pearl and Whitney roads has been sold at sheriff's auction to a local company. North Pearl LLC purchased two parcels -- the former Quality Catering site and an adjacent vacant lot at the southwest corner of Whitney and Pearl -- for $445,000. The two foreclosed parcels at 9192 Pearl Rd. were valued at $424,000 for the sale. Minimum bid was $282,667. Attorney Nick Catanzarite, who represents North Pearl, said the property will eventually be developed. "Once the sale is finalized, the building will be demolished and the site will be marketed for re-development," Catanzarite said. A wrap-up of the top headlines in Strongsville this week: Custodian investigated -- A custodian at Strongsville High School is on paid leave while school officials and police look into whether he actually had a gun and a list of people he wanted to shoot, as rumored. Gun at the mall -- A handgun was found in a plant outside Dillard's. Police also found a man hiding under a car in the parking lot with bullets that fit the gun. Schools earn highest ranking -- The Strongsville Schools were rated "Excellent with Distinction" on state report cards, for the first time ever. Two elementary schools also earned that rating. Planning Commission recommends in favor of rezoning parcels at Whitney-Pearl
A Sheetz gas station and O'Charley's restaurant got one step closer to taking shape at the corner of Whitney and Pearl roads Thursday night when the Planning Commission recommended in favor of rezoning two parcels. The commission voted 7-0 in favor of rezoning one parcel to Motor Services and the other to Restaurant-Restaurant Services. "It's a long time coming," Mayor Tom Perciak said. Both projects were introduced in January by WXZ Development Inc., which is seeking to develop the vacant land in front of Lowe's. The corner of Whitney and Pearl has been tied up in foreclosure and legal action for years after two previous developers ran into financial trouble and abandoned their projects. Company withdraws request to rezone Pearl Road parcels
A national tire chain that sought to rezone property at the southwest corner of Pearl and Whitney roads has withdrawn the request. The Arizona-based Discount Tire, which calls itself America's Largest Independent Tire Dealer, filed in April to rezone two parcels, including part of the former Quality Catering spot. But the retailer has never submitted plans for the building it was proposing and earlier this month, Strongville's Planning Commission voted 6-0 against recommending the rezoning. City Council this week voted formally voted down the request. "They never came back with plans," Ward 4 Councilman Scott Maloney said. Restaurant, gas station already eyeing vacant property
WXZ Development Inc., which has already proposed building an O'Charley's restaurant and a Sheetz gas station at the corner of Whitney and Pearl roads, is a step closer to breaking ground. The vacant 17 acres, which has been tied up in bankruptcy and foreclosure for years, was sold Tuesday at a sheriff's auction. Old National Bank of Evansville, IN was the sole bidder, paying the minimum price of $3,333,334 for the land. "Old National Bank will be the owner, but WXZ will be the preferred developer," Strongsville Economic Development Director Brent Painter said. "They've been in partnership." Access road will link Lowe's, Walmart and Home Depot
The final legal hurdle has been cleared in the case of a "ring road" that would connect the retail stores on Pearl Road at Sprague and Whitney roads. The road would let motorists travel all the way from Sprague to Whitney without driving on Pearl Road. Law Director Ken Kraus said the Ohio Supreme Court denied a motion to reconsider the case, giving Lowe's a green light to build an interior access road that would link the Pearl-Sprague stores -- which are now Home Depot and Walmart -- with the stores just south, including Lowe's. "The ring road should go in as soon as the weather breaks in the spring," Kraus said. He said there is more than $90,000 in an escrow fund to pay for construction of the roadway.
