Sheetz Plans Moving Forward at Whitney and Pearl

Company seeking to build second location in Strongsville

 

The proposed Sheetz at the corner of Whitney and Pearl roads is moving forward.

Company representatives have submitted site plans for a 6,558-square-foot gas station with convenience store and car wash for vacant land at the intersection.

Sheetz also asked the Planning Commission to approve 419 square feet for an inside eating area seating up to 27, and 715 square feet outside for a patio seating a maximum of 22 people.

The commission did not yet approve the plans, instead referring developers to the Board of Zoning Appeals for conditional use permits for both the outside patio and for a small propane storage area.

It's the first action on the project since City Council rezoned the property in January.

It is expected to be joined on the site by O'Charley's restaurant, as well as future unnamed retailers.

Bruce Rinker, representing the developers, has said Sheetz and O'Charley's would "lay the foundation for future development in that area," with another 110,000 square feet of retail stores expected there.

He also said Sheetz would capture passing traffic, but would not bring additional vehicles to the area.

The Nashville, TN-based O'Charley's is seeking to construct a 6,400-square-foot eatery that would seat about 200 on the other side of the access road from GFS.

The land at Whitney and Pearl sat idle for several years, tied up in foreclosures, until January 2012, when WXZ Development Inc. introduced the plans to develop the vacant land in front of Lowe's.

Sheetz would go at the corner of Whitney and Pearl. Another Sheetz already operates at Prospect and Royalton roads.
